To help us in ensuring your tenancy runs as smoothly as possible, we have enclosed below a very brief list of maintenance procedures that you should complete on a regular basis.
We do not intend to make this sound negative from the very beginning of your tenancy, but we are simply trying to highlight for your benefit any potential costs that could be avoided.

To receive a prompt response, the best form of contact with our office is via text or email.

It is important that if you wish to visit the office to discuss any issues with a property management staff member to arrange an appointment time. Your Tenancy Manager is often out of the office and we know that there is nothing more annoying than having to wait.

You agree that it is your responsibility to pay rent in advance. Rent is due on or before the due date which is (the date you have paid rent up to). You agree to contact your Tenancy Manager should you not be able to pay rent by the due date. “Please ensure that you retain all receipts for your records”.

Your Tenancy Manager will be conducting inspections every 13 weeks on your property to report on the condition of the property and any necessary maintenance requirements. (Written notice will be given to you on all occasions). We also carry out periodic drive by inspections. This inspection also provides an
opportunity for you to point out any problems or maintenance that you think may be necessary.

It is your responsibility to insure your personal contents. With the ever-increasing incidence of burglary and theft, we strongly recommend you take out contents’ insurance, particularly from a public liability perspective

If you find yourself locked out of your property you may visit our office to collect our office set of keys. It is important to note that for privacy and security reasons, we are only able to give keys to tenants listed on the tenancy agreement and photo identification must be produced. At this time a bond of $100.00 will be charged before our office keys are released. This will be refunded once the office set of keys are returned. If this occurs outside of normal office hours (8.30am to 5.00pm weekdays) then a non- refundable cost of $150 (payable in cash & EFTPOS in office before collecting keys) for after-hours call-out (in addition to the $150 Bond) to retrieve the office keys will be charged to your account.
